Hotel Villa Carlton is an adults-only property on Markus-Sittikus-Straße, set in a yellow-stucco villa with a blue-tiled roof and a garden. The Story

The villa building on Markus-Sittikus-Straße has its roots in the early 20th century. Records attribute the property’s development to the Gann family from 1954 onward, who transformed what had been a Ceconi Villa into a small hotel over several decades. The distinctive lemon-yellow façade reportedly dates to a 1912 municipal colour ordinance for Alpenstraße; the blue zinc roof tiles are a later addition reflecting heat management concerns during Salzburg’s August festival season. Current operator Anna Sigl runs the 42-room property directly.

The adults-only policy (minimum age 18) creates an atmosphere noticeably different from the larger Neustadt hotels. No children means fewer crowds in the corridor, a quieter breakfast, and rooms that stay uncluttered. All 42 rooms are non-smoking, air-conditioned, and equipped with free Wi-Fi and modern bathrooms. Some include garden-facing balconies.

The location is practical: Mirabell Gardens is a 5-minute walk, the Hauptbahnhof is under a kilometre away, and the Salzach is roughly 500 m south. Free parking on site and a bus stop at the door mean the hotel suits both car-free and car-based visitors equally.
