Hotel Rosenvilla sits in a garden villa at the foot of Kapuzinerberg, across the Salzach from the Altstadt. The Story

The property at Höfelgasse 4 stands on the southern slope of Kapuzinerberg, roughly 500 m from the historic centre along the Salzach embankment. Petra and Klaus Fleischhaker reportedly acquired it in the 1990s and gradually developed it from a small guesthouse into a recognised four-star boutique. Their successors Stefanie and Christopher Fleischhaker joined the PrivateCityHotels network, which places the hotel in a curated group of privately owned properties across Austria, Switzerland, and Germany.

The 15 rooms are individually furnished rather than standardised. Three suites include four-poster beds, private balconies, and whirlpool baths. The garden has a natural pond surrounded by rose bushes and native planting, with a pergola terrace used for breakfast. Christopher Fleischhaker is reported to answer guest reviews personally and provide local tips on the Altstadt and Salzach embankment, reflecting an owner-operator ethos that runs through the property’s character.

The most recent renovation, completed around 2020, preserved the flower-clad exterior while modernising the interiors. The historic staircase was reportedly retained as a design element rather than replaced.
